Live Work Play Aiea Update

The Robertson Properties Group has received approval from the City and County of Honolulu to create the Live Work Play Aiea project on the site of the former Kam Drive In in Aiea.  The $766 million project would include as many as 1,500 new residential units, out of which 30 percent must be affordable housing units under federal housing guidelines. What makes the project exceptionally interesting is that it will be Oahu's first transit-oriented project, since it will be created along the Honolulu Rail Project transit line, and will surround one of the rail project rail stations.  Breene Harimoto, the City Councilman  who represents the Aiea area, stated, "This will allow us not only to densify the urban core but really, truly, it will help us to maintain the country as country and to really preserve the outlying areas. This is the only way for us to go, densify the urban core."

The first phase of the Live Work Play Aiea is expected to be completed at the end of 2016.

Live Work Play Aiea Redevelopment Moves Forward

Honolulu Mayor Kirk Caldwell has signed Bill 68 into law, which will pave the way for the proposed Live Work Play Aiea project.  Live Work Play Aiea, which is being developed by Robertson Property Group, hopes to create as many as 1,500 residential units in a five-tower development at the site of the Kamehameha Drive in near Pearlridge Center. The $766 million project will be located next to one of the major hubs of the $5.26 billion Honolulu Rail Project.

Under the agreement with the city, the developer must place a minimum of 30 percent of its residential units in the affordable-housing category.  Furthermore, at least half of the affordable units must be on the project site. The rest can be spread out within a half-mile radius of the Pearlridge station or within and of the other transit hubs planned along the 20-mile route of the Honolulu Rail Project.  Bill 68 allows for three of the five towers to be as tall as 350 feet, 300 feet and 250 feet respectively. The last two towers are restricted to 150 feet.  This is a significant increase from the current zoning which limits the entire area to just 60 feet.

Update on Live Work Play Aiea Project

Robertson Properties has won final approval from the Honolulu City Council to build their new project called Live Work Play Aiea.  Located on the former Kam Drive-In site across from the Pearlridge Center, the plan calls for building a total of 1,500 residential units, retail and office space, a senior living facility and a limited service hotel. One concession that the developer agreed to make was to build 450 affordable housing units in the area, or at least in the vicinity of other hubs along the Honolulu Rail Project line.  At least half of those affordable housing units would have to located at Live Work Play Aiea.

Some residents currently living in the neighborhood are concerned about the increased traffic and the possible loss of view planes.  According to Robertson Properties, there will be a total of five towers.  Two of the towers will be 150 feet tall, while the other three can be a maximum of 250 feet, 300 feet and 350 feet respectively. Robertson Properties will also spend several million dollars to improve the roads in the surrounding area.
